In general, our buildings are available through a large network of independent, locally owned Lester Building Dealers. In parts of Minnesota, Wisconsin and Illinois, company-employed Territory Managers oversee sales and service. Where you build determines your distributor.

What do I need to know when hiring a contractor to build my Residential Accessory building?
  • Does my builder take care of zoning certification?  Does he make sure the building is far enough away from other structures, wells, septic tanks, property lines, easements, etc.?
  • Has my builder gained approval from the health department to ensure the structure is not being built over a future planned, septic recovery or replacement area?
  • Has the builder gone to the Auditor’s office and provided them notice that a structure is being built?
  • Who provides the plot plan?  Is that an additional service?
  • After all of the above comes the permit process.  Who is paying for the permit?  Does the owner supply that or does the builder?

Unfortunately, in Ohio, it’s buyer beware.  If you hire an inexperienced contractor, who doesn’t take care of these things, you could be taking your building back down in a year.  The local building department has the authority to adjudicate and require removal of a structure that does not meet the building permit and design requirements.

Is this scary?  YES.  It should be.  That’s why you need to hire a reputable builder.  The price may be a bit higher initially, but in the end, it’s worth it.
These requirements are to protect the owners and their families and friends.  Imagine the difficulties that arise when there is damage to contents or people, if the building is not built to the code, and if something fails?  Like if the roof collapses under heavy snow?  With no permit, insurance will be unlikely to help.  Basically, if you save a few bucks and don’t follow the rules, the costs are your responsibility and in the end, it will cost much more, with plenty of headaches along the way. If your builder does not do these things, or puts that burden on you, the building owner, imagine what else might be wrong?...

Potential Issues:

Improper Grade 
Building stays damp, moldy and contents suffer. Here is where drainage and downspouts and gutters and other options like tile should be addressed.

Improper Ventilation     
Building and animals or contents may suffer from mold and respiratory issues, not to mention higher temps in the summer and colder temps in the winter.

Foundations and Fill     
This is a big one.  If foundations are not sized properly, or the base materials used for fill are not installed properly, concrete and the structure will fail rapidly.

Insulation / Condensation Protection     
Has this been addressed for my needs and the protection of my contents?

Quality of Materials
This one should be easy, but if a cheaper competitor is less by ten percent, it’s almost always the quality of materials or crew, not the size or shape of the building and accessories.

Building a new building is exciting and fun.  Remember, after it’s built you will live with these decisions forever. I’ll work with you to do it right the first time.
